When you hire K3 Management to service your property what you are really hiring is an experienced Property Management team that manages a small portfolio of properties personally. We are not part of a large Management firm with high overhead and high employee turnover that manages thousands of units where only the large properties are the priority. We are not a Real Estate Company who’s priority is selling properties. Managing Owners Associations is all we do and we specialize in smaller to mid size properties each of which is a priority to our company! We answer our phones and process our own work orders. We do our own follow up with residents and visit the property on a weekly basis, in most cases, to carefully monitor the progress of regular maintenance and projects. We have personally managed many capital improvement projects to successful completion to include complete exterior renovations, roof replacement, and pool renovations to name a few.
Here are some more points that you may wish to consider
1. We return phone calls normally the same day but definitely by the next business day. Much of the time we actually answer the phone! “Call them back quickly” is our core philosophy and that applies to all owners not just the Board Members.
2. We do not use an answering service! Residents will be given one phone number which we will answer during business hours and after hours will have instructions on how to reach us (usually a cell phone number dedicated solely to emergency calls).
3. We produce simple, accurate and easy to read financial reports.
4. We work with a wide variety of tried and true contractors bringing you value.
5. All but two of our properties are located within a 4-mile radius of your building, which means we will be in your area much of the week.
6. We approach difficult maintenance and repair problems in a practical and reasonable manner rather than the “path of least resistance” approach so many overwhelmed property managers use. In many cases we seek the advise of experts in the field prior to recommending a solution to the Board.
7. We have over 20 years of experience in both the financial end and management end of property management.
