Q: Where are the K3 Management Services
Offices?
A: K3 Management Services is a family owned and operated home-based
business which literally means we work out of our house. We
have offices in our basement and we are generally there from 8:00 am
to 5:00 PM Monday through Friday. Because we don't have a
fancy office with high overhead we can offer very competitive
pricing for the properties we manage.
Q: Can I come visit you at your home?
A: Since we don't work in what many consider to be a traditional
office environment, if you need to see us, we come to you. That's
what service is all about anyway. If you would like to meet
with Ken personally please call our office and we'll set up a time
that works for you.
Q: Some times when I call K3 Management
Services no one answers the phone. Don't you have someone who
answers the phone?
A: Jenni and I try to answer the phone as often as we can but the
reality of this business is that we are on the phone much of the day
talking to customers and contractors. We have toyed with the idea of
hiring someone to just answer the phone but we figured that about
90% of the time that person would be forwarding you to our voicemail
anyway so why put you through the extra step? Also we have an
unwritten policy against putting someone on hold to answer another
call. All of our customers are important to us and no one
likes to be in the middle of a conversations and hear "hold on I
have to get this call." so we try not to do that.
Q: What do I do if I have an
emergency?
A: If it's a fire or a police issue call 911! If the power is out,
even just some of the power in your unit, its almost always a full
or partial power outage and you should call Xcel Energy
800-895-4999. If you need to get a hold of K3 Management in an
emergency call the office number 303-798-0054 and listen to the
message for a number to call in an emergency.
Q: I just got my monthly HOA bill and
you charged me a late fee - Why?
A: Most properties have a date each month when you must have your
HOA fee paid. If you pay after that date then
in most cases you are charged a late fee and in some cases you are
also charged interest until that balance is paid. We count a
payment on time as long as it is postmarked on or before the date it
is due. For more information specific to your particular
property please call me at the office.
Q: K3 Management must make a lot of
money on collecting late fees?
A: Actually we make nothing on collecting late fees or penalties.
Many management companies do keep a portion of the late fees they
collect but we do not wish to make money on a negative or punitive
basis. All late fees collected go directly to the
Association's general fund.
